It has been calculated that allocating a full salary spanning 16.7 years would be requisite to cover the cost of such a dwelling. The study underscores the complex relationship between the prevailing market prices and the financial strain placed upon residents aspiring to enter the realm of homeownership.

Limited Choices in Depressed Neighborhoods

The study’s findings underscore a sobering reality. The vast majority of homes priced around or below 280,000 euros are concentrated in “depressed neighborhoods.” These properties often present challenges; many are situated on elevated floors without elevator access or necessitate significant renovation. This scenario paints a somber picture for prospective homebuyers who are already grappling with financial constraints.

Youthful Aspirations: Tax Incentives and Savings

Consubal’s President, Alfonso Rodríguez, issues a cautionary note for young individuals. He highlights that a young person intending to capitalize on the Government’s tax incentive for first-time homebuyers must contend with considerable financial prerequisites. A substantial savings of 56,000 euros for the down payment and an additional 42,000 euros for processing costs are imperative. Their consultations with several banks reveal that the anticipated monthly mortgage payment could average around 893 euros. This constitutes approximately 64 percent of the average salary in the Balearic Islands. Ibiza’s Bleak Reality

The situation is even more disheartening in Ibiza. Despite an exhaustive search, homes priced below 280,000 euros remain a rarity, with fewer than a dozen identified throughout the entire island. Rodríguez paints a grim picture, emphasizing that the Government’s tax incentive proposal for young homebuyers is likely to falter due to the sheer impossibility of finding suitable housing priced at or below 270,000 euros. This predicament is further compounded by the necessity of amassing sufficient savings for down payments and associated expenses, an arduous feat for many young individuals.
